Am I Really Ready to Sell My Home?

This may sound like an odd question, but some people are not as motivated to sell as they think they are. Only you know what your reasons are for wanting to sell your home and just how motivated you are. If you want to sell your home for any of the following reasons, then you’re ready to make the transition:

  • You have already moved to another house and are paying two mortgages.
  • You have a new job and need to move closer to work.
  • You want to move closer to loved ones.
  • Your family outgrew your current home.
  • You need to downsize (maybe the kids grew up and moved out, or you need to cut costs).
  • You’re in the midst of a divorce and need to sell so you can split the sale price.

You may have another reason that isn’t listed. The main point is that you have a strong need or desire to sell your home and move.

Did I Address the Issues on the Inspection Report?

You don’t have to get an inspection before you have a buyer. However, you may want to consider doing so, because then you’ll already know what to expect. When you get a home inspection, the inspector will give you a detailed report about any issues that need attention. You can correct the problems and get your house in top shape before buyers come to look at it.

Was There a Solid Marketing Plan in Place?

You can’t expect your house to sell on its own. Your real estate agent must have a well-developed marketing plan as well as a proven success rate. Furthermore, the plan needs to take advantage of all the resources and methods available. These can include things like contacting prospective buyers, talking to other agents, participating in aggressive advertising methods, and using technology to show your house. A proactive approach ensures you see action on your listing.

When people come to see your home for a viewing, you have the opportunity to make a memorable impression on them. What Did My Real Estate Agent Do (or Not Do)?

When your listing expires, you have to ask yourself if your agent tried hard enough to sell your home. Many agents take the passive approach to selling homes. They are happy to show your home if and when someone comes along to look at it. However, this is usually not enough. If it were, you probably would have sold your house already. You want an agent who promotes your home aggressively and consistently.

Should I Consider Another Realtor?

If you’ve concluded that your real estate agent hasn’t been aggressive enough selling your home, then it may be time to reconsider a new realtor. Once your listing is expired, you’re under no obligation to continue with the previous realtor. However, you don’t want to sign up with just any real estate agent. Take the time to research potential agents in your area to see who will be a good fit. You want an agent with a proven strategy for selling homes.
