7 QUESTIONS TO ASK WHEN YOUR LISTING EXPIRES

Putting your home on the market is a big step. You invest time, energy, and emotion trying to sell a home. Then when the listing expires without a sale, it’s more than disappointing. It can be frustrating. Whatever the listing agreement timeframe is for, you expect your house to sell. When it doesn’t, you may wonder what to do next. It may be time to take a step back and rethink some things.

Before relisting your house again, take time to answer the seven following questions:

Am I Really Ready to Sell My Home?

This may sound like an odd question, but some people are not as motivated to sell as they think they are. Only you know what your reasons are for wanting to sell your home and just how motivated you are. If you want to sell your home for any of the following reasons, then you’re ready to make the transition:

  • You have already moved to another house and are paying two mortgages.
  • You have a new job and need to move closer to work.
  • You want to move closer to loved ones.
  • Your family outgrew your current home.
  • You need to downsize (maybe the kids grew up and moved out, or you need to cut costs).
  • You’re in the midst of a divorce and need to sell so you can split the sale price.

You may have another reason that isn’t listed. The main point is that you have a strong need or desire to sell your home and move.

Did I Address the Issues on the Inspection Report?

You don’t have to get an inspection before you have a buyer. However, you may want to consider doing so, because then you’ll already know what to expect. When you get a home inspection, the inspector will give you a detailed report about any issues that need attention. You can correct the problems and get your house in top shape before buyers come to look at it.

Was There a Solid Marketing Plan in Place?

You can’t expect your house to sell on its own. Your real estate agent must have a well-developed marketing plan as well as a proven success rate. You want an agent who promotes your home aggressively and consistently.

Should I Consider Another Realtor?

Once your listing is expired, you’re under no obligation to continue with the previous realtor. However, you don’t want to sign up with just any real estate agent.
